We are seeking a visionary and results-driven Senior Director, Land Acquisitions & Entitlements to help drive the future growth of our communities and advance our mission of serving a growing population of older adults.

Partnering across the enterprise, this leader will cultivate and manage a national pipeline of land acquisition opportunities, leading site evaluations from initial sourcing through acquisition recommendation and executive approval. Combining the analytical rigor of an institutional real estate or investment banking professional with deep development expertise, the Senior Director will oversee preliminary underwriting, due diligence, acquisition strategy, and entitlement planning to advance high-potential opportunities. The ideal candidate brings a strategic mindset, sound judgment, and a passion for identifying investments that support long-term growth and value creation.

This highly influential role will play a key part in shaping Erickson Senior Living's development pipeline, guiding critical decisions related to new community development, acquisitions, and strategic investments. With plans to open approximately one new community each year, you'll have a unique opportunity to impact our continued expansion, help bring industry-leading senior living communities to new markets, and leave a lasting mark on the future of Erickson Senior Living.

How you will make an impact

  • Source, evaluate, and pursue land acquisition opportunities for continuing care retirement community development in strategic markets nationwide.

  • Build and maintain relationships with brokers, landowners, developers, consultants, and public officials to identify and advance development opportunities.

  • Lead negotiations for broker agreements, LOIs, PSAs, and other transaction-related documents while managing external partners and consultants.

  • Conduct market evaluations, site assessments, development underwriting, and financial feasibility analyses in collaboration with cross-functional teams.

  • Manage due diligence efforts, including environmental, engineering, title, survey, regulatory, zoning, and entitlement reviews.

  • Partner with development teams to execute entitlement strategies and mitigate permitting and development risks.

  • Provide ongoing analysis, recommendations, and project updates to deal teams, and present investment opportunities and acquisition recommendations to executive leadership.

Compensation:  $180,000 -$200,000 per year, plus eligibility for annual bonus and incentives

What you will need

  • Minimum of 10 years of experience in land acquisitions, entitlements, real estate development, or a related field.

  • Experience managing development opportunities across multiple markets; national or regional scope preferred.

  • Strong knowledge of zoning, land use, entitlement processes, engineering plans, and commercial real estate development.

  • Proven ability to build relationships and collaborate effectively across cross-functional teams and external stakeholders.

  • Strong analytical, financial modeling, and negotiation skills, with a track record of advancing complex transactions.

  • Exceptional communication and presentation skills, with the ability to translate complex concepts into clear, compelling recommendations.
